Property Management Services
A rental property needs more than a tenant. It needs consistent attention to leasing, upkeep, finances, and the people who live or work there. Detroit Advantage brings those responsibilities together.
Talk with our teamResidential property management
We help owners manage the day-to-day responsibilities of single-family homes, condominiums, and multi-unit residential properties. Our role connects the leasing process with ongoing resident communication, rent collection, maintenance coordination, and property oversight.
Every property has different needs. A recently renovated home may need a leasing plan, while an occupied building may need better organization of repair requests and financial records. We discuss the condition of your property, existing leases, and your priorities before establishing the management scope.
- Coordinate leasing, move-in preparation, and resident communication.
- Track rent activity and organize property-related records.
- Discuss inspections, maintenance priorities, and upcoming work with the owner.
Commercial property management
Commercial spaces require attention to how the building supports the businesses inside it. We work with owners of retail, office, and mixed-use properties to coordinate tenant communication, building care, and the administrative responsibilities associated with their leases.
We begin with the lease terms and the property’s specific requirements. Maintenance responsibilities, shared areas, access arrangements, and owner approvals should be clearly understood rather than assumed. Services and financial reporting are established around the management agreement and the needs of the asset.
Leasing and tenant placement
A successful tenancy starts with a property that is ready to show and a clear understanding of the rental terms. Leasing support can include preparing property information, coordinating inquiries and showings, reviewing applications, and organizing the steps leading to move-in.
Application review may include income, credit, rental history, and other relevant checks, with authorization where required. Screening must follow applicable fair housing and consumer-reporting requirements. No screening process can guarantee a tenant’s future performance.
- Review rental readiness and discuss market positioning.
- Communicate availability, application requirements, and lease terms.
- Coordinate application review, lease documentation, and move-in arrangements.
Maintenance and property care
Maintenance coordination connects a reported issue with the information needed to address it. That includes understanding the problem, determining who needs to be involved, arranging access, and keeping the owner and resident informed as work progresses.
Preventive care matters too. We help owners consider seasonal upkeep, recurring concerns, and repairs that may become more expensive if left unattended. The management agreement defines authorization limits and how repair costs and approvals are handled.
- Organize repair requests and gather useful descriptions or photos.
- Coordinate vendors and access arrangements for authorized work.
- Discuss recurring issues and longer-term property needs.
Rent collection and owner reporting
Owners need a clear picture of their property’s activity, not just a headline balance. Rent tracking and organized reporting help connect income, expenses, maintenance costs, and outstanding items so owners can make informed decisions.
We discuss the reporting process, owner communication, and financial responsibilities during onboarding. Management fees, payment schedules, reserve requirements, and any additional services are defined in the written agreement rather than implied by the website.
A scope built around your property
Whether you need help with a vacant home, an occupied rental, or a commercial building, the first step is a conversation about your property and the responsibilities you want to delegate. Share the address, property type, occupancy status, and your immediate concerns.
We’ll discuss which services fit your situation and what information is needed to move forward. Service availability and specific responsibilities are subject to a separate written management agreement.
Let’s talk about your property.
